What Is a Digital Signature and How Does It Work?

A digital signature is not simply a scanned image of a handwritten signature. It is a cryptographic mechanism that binds the signer's identity to the document at a specific moment. When a tenant signs a report in Handover, the signature includes: the drawn image, IP address, timestamp, device information, and a unique document hash.

The eIDAS Regulation (EU 910/2014) establishes the European framework that makes electronic signatures valid across all member states. In Spain, Law 59/2003 on Electronic Signatures complements this framework.

For property inspection documents, simple electronic signatures — such as those provided by Handover — are sufficient and fully valid.

No. The tenant receives a unique email link and signs directly from their browser, with no registration or download required.

The signature remains valid. The eIDAS Regulation has European scope and IP and timestamp records are independent of location.

It can be questioned, like any evidence. However, recorded metadata — IP, timestamp, delivery email, document hash — makes challenges very difficult to sustain if the process was done correctly.

For property inspection documents, a qualified certificate is not required. A simple signature with IP logging and verified consent is sufficient and legally valid.
